There's no doubt you'll be left open-mouthed at the beauty and facilities at this former Old Mill House which sleeps up to 8 guests.
Meticulous care has been taken to restore this truly stunning property into a luxurious place to live and share - including a very welcoming and fully equipped disability suite, fully integrated and very much part of this home-from-home.
The light, airy surroundings and lush gardens, the adjacent River Deben and heritage water mill plus the rolling farmland beyond make it the perfect rural retreat, less than 20 minutes' drive away from the sea.
Living
The ground floor living room is extremely spacious. Two huge, plump sofas, strewn with cushions, nestle around the room centrepiece of a 360 degree, panoramic circular wood burning stove. The ceramic wood-effect tiled floors in dove grey with underfloor heating make it ideal for dogs and country living.
Huge windows are perfect for watching the stunning Suffolk sunsets.
The accessible lounge with TV - en-suite to the specially equipped ground floor bedroom/wet-room - makes for an area where everyone can enjoy relaxed time together in comfort.
Eating
The kitchen and dining areas are really rather special. The kitchen is spacious with reflective white high gloss kitchen cabinets and red splash backs and work surfaces giving a fun but top end contemporary style.
You’ll find it fantastically well stocked with kitchen equipment too, so you'll never be left searching for a corkscrew. Be sure to keep an eye out for the fabulous vintages pieces as well. There are further appliances in the well-equipped utility room.
The kitchen has a breakfast bar plus a comfortable chill out corner, perfect for those wanting to watch the chef at work. Or why not just open up the patio doors and sit back immerse yourself in the beautiful garden views?
Dining together in the accessible ground floor open plan living area means that every member of the house can join you – it is easily accessible from the disability suite. The stylish oak table and stylish chairs are just made for enjoying time in good company over a great meal together!
Sleeping
There are 3 ensuite bedrooms upstairs each with fantastic views and TV facilities - 2 Superkings with ceiling fans and 1 King-size bed, all with Relyon memory foam mattresses. Warm rugs, soft throws and lovely lighting give these rooms a gorgeous feel. These are set off a delightful landing gallery room / sitting area.
Downstairs, the spacious and homely bedroom in the fully integrated disability suite is open plan to a wet room and private enclosed patio.
There is a rise and recline mobility bed and everything has been carefully selected and expertly installed with mobility and independence in mind.
Bathing
Upstairs, in the chic ensuite bathrooms, the attention to detail and Porcelanosa ceramic tiling are fantastic.
You'll marvel at the floor-to-ceiling large designer tiles and the effect it gives these luxurious wet rooms.
Downstairs, the disability suite has a fully accessible wet room with a wash and dry WC, adjustable height basin with safe touch basin taps, shower with supports and a shower commode chair. Screens are provided for privacy during bathing.
Not wishing to leave any member of the party out, we’ve even included a dog shower in the utility cloakroom!
For guests or real convenience, there is a discrete cloakroom adjacent to the beautiful glass spiral staircase.
Patios & Garden
The Mill House enjoys both meadow/riverside and garden views and is complemented outside with beautiful garden spaces complete with plenty of seating.
The garden patio is accessible through the kitchen’s glass doors or through the front porch and looks out on a raised lawn with a delightful fountain and beautifully planted borders dotted with fascinating sculptures.
The disability suite has its own small enclosed patio.
The garden patio is always a firm favourite - a lovely, secluded spot for outside dining, relaxing with a cuppa or sitting snuggled with a warming drink of an evening as wave after wave of stars illuminate the deep velvet sky. A perfect way to enjoy your luxury family holiday together in Suffolk.

Facilities
As you would expect from a luxury holiday property, the Mill House at Letheringham Water Mill is fully equipped with a range of top quality appliances including Miele extra wide ovens, a microwave, warming draw and hob. There’s a large fridge/freezer in the utility room as well as a fridge-freezer-wine-cellar in the kitchen; a stylish 2 drawer dishwasher; washing machine and tumble drier.
The house has both central heating and air conditioning - and for entertainment : Netflix, TV and Blu-Ray DVD player and home broadband.
A travel cot, highchair are available on request. On arrival you’ll find a welcome pack (wine, milk, plus all the essentials for making tea/coffee) so you can start to unwind straight away. The kitchen is also stocked with all tabs for the washing and dishwasher machines, as well as basic cleaning materials.
WiFi
There is wifi provided through broadband and Homehub routers.
Dog friendly
The Mill House is in the perfect area for walks with your dogs in our gardens and surrounding fields. 7 acres for doggy frolics and fun; no worries about running away or getting lost as our grounds are completely surrounded by water which acts as a great boundary (unless your dogs are huge swimmers).
We have a dedicated dog crate with a dog bowls, towel and blanket with a treat left for out furry friends to enjoy.
All dogs are welcome.
Parking
When you arrive, you will find plenty of off-street parking for up to 2 cars directly adjacent to The Mill House. There is also a place to drop off at the end of the short path to the front door of the Mill House.
Exploring
Nestled in the heart of the Suffolk coastal Area of Outstanding Natural Beauty, this luxury accommodation is ideally placed for accessing the heritage coastline, its beaches and wealth of natural beauty. Lowestoft, Aldeburgh, Southwold, Walberswick, and Orford are all within 20-30 minute drives, you are spoilt for choice.
To stock up on provisions whilst you are here, take a short drive into the nearby market towns of Framlingham or Wickham Market. Enjoy browsing the array of local food shops, sourcing fresh and local produce. There is also a Waitrose in Saxmundham. In Aldeburgh, fresh fish are caught daily, the catch landed straight onto the beach and then sold at the fishermen’s huts.
Walk or drive to 2 great local pubs - closest White Horse at Easton is a 15 minute stroll while The Greyhound at Pettistree is 2.5 miles away. Both offer a warm welcome with super gastro-style menus. Enjoy something more sophisticated, in nearby Aldeburgh or Woodbridge which offer a wide range of high quality restaurants and bars. Do make sure you don’t miss out on fish and chips in the nearby village of Wickham Market. Aldeburgh is also famous for its two family-run fish and chip shops which are cited as the best in the UK.
